What it means for your file: repair estimates that hold up. Scope priced against actual construction cost rather than a percentage of value, so approved budgets do not move after the fact.

Distressed properties inspected, scoped, budgeted, renovated and brought to market. That is the same analysis a condition report and repair estimate require, learned in an environment where an inaccurate number carried a real cost.

Short sales and pre-foreclosure

What it means for your file: fluency in servicer workflow. Negotiator communication, value disputes with supporting comps, junior lien payoff negotiation, and approval letters chased to issuance.

Direct experience with occupied properties and distressed occupants, handled without escalation.

Public trustee foreclosure auctions

What it means for your file: working knowledge of Colorado's non-judicial public trustee process, title condition at the sale, junior lienholder redemption windows, and post-sale occupancy risk.

Colorado is a comparatively fast, predictable disposition state. Timelines here are worth protecting.

Bids solicited from independent licensed and insured vendors, or from your approved vendor list where one exists. No affiliated, personally held or in-house contractor entity is used on client assets. Bids returned within 72 hours of an approved scope.

W-9 and Colorado license verification provided on request. ACORD 25 certificate of insurance naming your company as certificate holder issued through eXp Realty risk management.

My renovation background is disclosed on this page because it is what makes my repair estimates accurate. It also creates an obvious conflict, and pretending otherwise would waste your time. The rule above is absolute and applies to every asset in my care, from assignment through closing.

No contractor I hold an interest in performs work on a client asset. Any personal investment activity is conducted separately, in properties sourced independently, and never in a segment where I hold an active assignment from you.
